The Buyer’s Counseling Session – homes for sale in The Hamptons

If you are a buyer looking for homes for sale in The Hamptons or on the East End of Long Island, we invite you to sit with us for a Buyer’s Counseling Session.  We promise you will find it enlightening, to say the least.  And it’s a great way to see if working with a Hamptons’ Edge Buyer’s Agent is right for you. The Buyer’s Counseling Session First and foremost we will explain Agency Disclosure.  This pertains to representation, and the difference between client level service, and customer level service (It’s a real eye opener!). Then, it’s on to objectives: What’s in it for us? A chance to distinguish ourselves from every other brokerage on the East End of Long Island. Did you know The Hamptons’ Edge Real Estate Co. is the only exclusive buyer agency in the Hamptons?  It’s true – we represent people, not properties. What’s in it for you? You deserve representation.  And you do have a choice.  Our Buyer’s Counseling Session gives you the opportunity to thoroughly screen, interview, and if we are a good fit, hire us as your Buyer’s Representative. And the best part is that we will explain how you’ll be hiring us for free. Helping you understand the home-buying process is something we take very seriously and because The Hamptons’ Edge Buyer Agents represent you (and not the homeowner), we are there from contract to closing. You will learn that because we don’t list homes for sale, there is no allegiance other than to you. In fact, it is our duty to point out unnoticed features or faults with a property.  We don’t have a preference of which home you purchase, as long as it’s the right home for you. Last, but not least, we listen.  It’s vital for us to understand what you’re looking for.  The things that are important to you.  After all, if we are going to represent your best interests, we will need to know information such as: Your reason for buying – so we can begin a proper search Your wants, needs, and wish list – so we can help you find the perfect home  Your price range – so we can negotiate the best price and terms possible Your financing questions and concerns – so that we are always on the same page In real estate, representation is everything. Representation means client level service, and client level service means having your agent work in your best interest, at all times.  For buyers looking at homes for sale in the Hamptons, that means working with a buyer’s agent.  On the East End of Long Island, that means The Hamptons’ Edge Real Estate...

Client vs. Customer: Semantics or a really big deal?

Client vs. Customer: Semantics or a really big deal?

Client vs. Customer: Semantics or a really big deal?   It has become one of my favorite sayings:  “In real estate, representation is everything.”   I find that to be especially true in this current buyer’s market.  So many buyers are missing out on great opportunities because they are unaware that they are entitled to a very special kind of representation.  They instead wind up working with an agent who is acting in the best interest of the seller.   In my article in Dan’s Hamptons “Ask the Expert” column last year, I covered a few basics on how a buyer can tell who the agent represents and why that’s important.   Hopefully, the tables below will clarify any confusion as to the two very different relationships when it comes to buyers working with real estate agents.   Please don’t be thrown off by the word customer.  People automatically associate that word with someone who is purchasing something – thereby relating it to the buying side of real estate.  Well, that’s not necessarily so, as a customer can be a seller as well.  In real estate jargon, the definition of customer is “the third party with whom the agent deals on behalf of the principal (client).”  Sounds pretty unappealing, doesn’t it?     CUSTOMER               RESPONSIBILITY HONESTY Ensure all laws and regulations pertaining to the transaction are obeyed ACCOUNTING Safeguard money and property held on behalf of the customer REASONABLE SKILL Provide customer with standards of practice and competence that are reasonably expected DISCLOSURE (Material Fact and Agency) Disclose material facts about a property.  Disclose agency relationship.  Explain the difference between a customer and client relationship in a timely fashion SO THAT A CUSTOMER CAN PROTECT THEIR OWN INTERESTS     CLIENT                 DUTY FULL DISCLOSURE Disclose all info that might affect the clients decision LOYALTY Do not conduct the client’s business in such a way to benefit the customer or any other party to the detriment of the client’s interest CONFIDENTIALITY Do not divulge any confidential information about the client told or learned by the agent within the agency relationship REASONABLE CARE AND DILIGENCE Protect the client from foreseeable risks or harm and recommend the client obtain expert advice or assistance when needs are outside the scope of the agents expertise OBEDIENCE Act subject to the client’s continuous control (following all lawful instructions) ACCOUNTING Safeguard money and property held on behalf of client   The Hamptons’ Edge Real Estate Group  –  In Real Estate, Representation is...

The Vineyards at Moriches – Over 55 Condos

Location, luxury, and value. Those are the first things you’ll think of as you pass through the gates of The Vineyards at Moriches over 55 condos.  The complex consists of only 92 semi-attached units which are comfortably spaced apart, giving the community a great sense of openness and privacy. Because of its perfect proximity to so many options of things to do, the community has attracted a very youthful and active group of homeowners. That is very apparent as you will see so many neighbors enjoying the outdoor activities The Vineyards has to offer.   State of the art architecture and construction The Vineyards at Moriches over 55 condos offer nine different models (all named after different types of wines), ranging in size from 1900 to 2900 square feet. Units were built with two bedrooms, many with an option for a third. Master Bedrooms are located on the first floor and are as elegant as you can imagine, with soaring ceilings, double walk-in closets and ultra-luxurious bathrooms. On the second floor there is a great open space for which uses are only limited by one’s imagination. No matter which unit you choose, you can count on an open and spacious floor plan similar to those found in high end luxury homes. Units have green energy insulated full basements with plenty of headroom and a large two car garage. The entire complex uses natural gas as it’s source of energy, and the complex has been energy star rated, making it quite economical for all. To get an idea of the superb design and layout, view this currently available Chablis unit.   More luxury, less hassle Because the builders placed an emphasis on open space, each unit is a corner unit, which translates to more windows and sunlight. All models enter through a covered porch and open to a fabulous living space with a two story entry foyer. Gas fireplaces, internet access wiring, deluxe home alarm package, and a medical alert calling system are all part of what is already in place. Snow plowing and shoveling, lawn mowing and landscaping are included among other things are all part of the maintenance free living at The Vineyards at Moriches over 55 condos.   Why people love living at The Vineyards Location– Talk about your perfect location!
